The general sales contracts for the 'Raemian One Pentas' apartments, located in Banpo-dong, Seocho-gu, Seoul, have shown results lower than expected.
As of the contract deadline on the 21st, 50 out of the 292 general sales units of Raemian One Pentas remained uncontracted. Among these, 29 units were from special supply, and 21 units were from general supply.
This contract result is analyzed to be due to an unexpected burden of financing and disqualification during the document screening process, leading many winning applicants to forfeit their contracts. As a result, approximately 17% of the total general sales units have been left as remaining units.
Raemian One Pentas saw intense competition during the subscription phase, with about 93,000 applicants vying for 178 units, leading to a competition ratio of 527.3 to 1, based on the 84㎡ exclusive area, with an expected market profit of around 2 billion KRW. Notably, the highest score among successful applicants was from someone with a perfect score account, and most floor plans had cut-off scores exceeding 70 points.
However, during the subsequent contract process, a significant number of applicants forfeited their contracts due to difficulties in securing financing and disqualification during document screening, resulting in the remaining units being allocated to the standby winners.
Additionally, the Ministry of Land, Infrastructure and Transport's announcement of an investigation into suspected irregularities in the subscription process is also believed to have influenced the contract forfeitures.
